A private hydrotherapy sanctuary for the city—suite-based ritual, quietly opulent by design. Our feasibility concept demonstrates how an intimate circuit of heat and cold, five luxe treatment rooms, and an editorial arrival can live gracefully at a marquee Kensington address.

Project Features

Precedent organized a ground-level program of discrete hydrotherapy suites—each with its own sauna, plunge, shower, and seating—paired with a compact, boutique treatment core. Guests move from a modern, airy reception with curated retail to a small yet luxurious change area with private bathroom stalls before entering device-free suites. Deliverables include high-fidelity concept renderings, a conceptual floor plan, a build-cost benchmark (~$1.5M), and a contributor map (base-building engineering, hydro-specialist design, and plumbing considerations) to de-risk tendering and accelerate approvals.

The Private-Suite Hydro Circuit

Each suite functions as a self-contained ritual: sauna, cold plunge, shower, and lounge seating for one to two guests. Larger suites integrate massage beds and sculpted salt gardens, elevating recovery and privacy to a boutique standard.

Five-Room Treatment Program

A focused treatment core supports massage therapy, skincare, and modern wellness services without compromising acoustic calm or circulation. The planning shortens transitions, increases scheduling flexibility, and complements the suite experience for seamless service stacking.

Editorial Arrival & Amenities

An airy reception—custom desk, comfortable seating, and wellness retail—frames a first impression that feels effortless and elevated. A compact yet luxurious shared change room with private bathroom stalls encourages a device-free state of mind from the moment guests step inside.
