Every project starts with visitability (zero-step entry, clear routes, reachable controls). Where appropriate, we layer CSA-aligned features—turning radii, roll-in showers, and adaptable kitchens—so homes age gracefully with their occupants.

Design Tactics We Use Again and Again


  • Window choreography: high sills on side yards for privacy; wide, low glazing to views.

  • Simple, strong forms: rational spans and clean rooflines reduce cost and increase elegance.

  • Right-sized amenities: stroller/bike rooms, package alcoves, multi-use lounges instead of high-OPEX showpieces.

  • Way finding with art: murals, laser-cut screens, and colour fields guide without extra signage.

  • Climate-smart details: vestibules, heated walks at key entries, sloped paving to drains.

People-first does not mean pricey.
